Contract cleaning · Bedfordshire & Hertfordshire
We clean offices, surgeries, schools and warehouses across Luton, Dunstable and the surrounding towns. Every contract carries a written schedule of work, a monthly audit score and a sign in record you can check yourself, on any night, without asking us.
No obligation, no sales visit unless you ask for one. The price you see is the price we tender.
What we cover
Every line below appears in your schedule of work with a frequency against it. If it is not in the schedule we have not promised it, and if it is in the schedule you can hold us to it.
Five nights a week
The contract core. Bins, desks, touchpoints, floors and washrooms, every working night.
Stock included if you want it
Serviced every visit and restocked before it runs out, not after somebody complains.
Hard floors and matting
Scrubbing, buffing, stripping and sealing, on a cycle set by how hard the floor is used.
Quarterly and annual
The work that keeps a building from drifting. Budgeted monthly so it is never a surprise invoice.
Somebody on site while the building is busy, for reception areas, spillages and meeting rooms.
Most people ring us with a floor area and a rough budget. Put those two things into the calculator below and you will have a defensible number before you speak to anybody, including us.
Contract pricing
Cleaning is priced on hours, and the hours come from floor area, how the building is used and how often we attend. Set those below and you get the whole picture, including cost per square metre per year, which is how a facilities manager compares one bid against another.
Net internal area you want cleaned, not the site. Roughly 10 m² per desk in an office.
This sets how much floor one operative covers in an hour.

Schedule of work
Nearly every dispute between a building and its cleaner comes down to the same thing: nobody wrote down what was included. Tick what your building has and you will get a task by task schedule with a frequency against every line. Print it, put it in your tender, and make every contractor bid against the same list.
| Task | Area | Frequency |
|---|
This is the same schedule that goes into the contract. If a line is not on it, we have not charged you for it and we will not pretend otherwise.
Sectors
A surgery is not an office with a couch in it. What changes between these is not the cleaning so much as the paperwork, the products and who is allowed in which room unaccompanied.
Twilight cleaning after your people leave, with a day porter if reception needs covering.
Colour coded equipment, clinical waste segregation and a documented infection control method.
Enhanced DBS on every operative, term time and holiday schedules priced separately.
Ride on and pedestrian scrubbers, racking aisles, and welfare areas that take heavy use.
Changing rooms, showers and equipment, cleaned early enough to be dry before opening.
Block entrances, stairwells, lifts and bin stores for managing agents and freeholders.
Audit and sign in
Those are the only two questions a facilities manager ever really asks about cleaning, and most contractors cannot answer either one without making a phone call. You can answer both yourself, from here, whenever you want.
Capability Green office
Six month trend
Scored area by area
Audited to a BICSc style checklist by a supervisor who does not clean the site. Anything under 90 gets a written action and a re-audit inside a fortnight.
Operatives sign in and out on site. You see the same log we do, live, without asking anybody.
Times shown are from the site sign in, not from a timesheet written up afterwards.
Things our operatives found and raised. Most of these would otherwise reach you as a complaint from a member of staff.
References
Cleaning is easy to win and hard to keep, so contract length is the only number worth much. Ask any of these for a reference call and we will put you in touch.
Marlbrook is a demonstration company, so these contracts are illustrative. On a real site this is where the client list goes, and it is usually the most read section on the whole website.
The audit score is the thing. I stopped having to walk the floor with a clipboard because somebody else is already doing it and I get the report either way.
We are inspected, so our cleaners get inspected too. The colour coding and the waste segregation were right from the first week, which had not been our experience before.
Two of our previous contractors quietly cut the hours and hoped nobody counted. The sign in log means I do not have to count.
Demo content. On a live site these would be the client's own words, and they are deliberately left out of this page's structured data because Marlbrook does not exist.
Site survey
A survey takes about forty minutes. We measure the floor, count the washrooms, look at the floor types and ask who is in the building when. You get a schedule of work and a priced tender within two working days, whether or not you use us.
What you get back
Fictional contact details in Ofcom's reserved ranges. Nothing here dials or delivers.

Marlbrook does not exist. Everything you have just used does. The contract calculator, the schedule of work, the audit scores, the sign in log and the fault reports all run in the page, with your rates, your areas, your accreditations and your sectors.
If you run a contract cleaning business, the two things on this page that win work are the price per square metre per year and the schedule of work. Facilities managers are comparing bids on the first and writing tenders from the second, and almost nobody in the trade puts either on their website.
